PROPERTY INSPECTION CONTINGENCY REMOVAL ADDENDUM
In a real estate transaction, the buyer may identify specific repairs they want the seller to undertake as part of the property purchase contract. The seller has the opportunity to negotiate these requested repairs with the buyer. They can agree to repair some or all items, possibly modifying the repair scope. Once both parties agree on the repairs, they sign a document called the Property Inspection Contingency Removal Addendum (PICRA) to formalize the agreed-upon repair terms. In some cases, the seller might offer a cash payment to the buyer in exchange for waiving requested repairs, providing flexibility in resolving repair-related negotiations.
